Lennar homes purchase agreement

I know you will get some great advice on this. I just wanted to quickly jump in and say congrats on your purchase agreement for your new home. I live in a new Lennar community and I love it. They build a beautiful home and I'm sure your family will be very happy!!

@Anonymous , My wife and I fell in love with the house. We hope to secure a more favorable rate than the 3.625 from Eagle Home Mortgage. We also have an appointment with the Design Center, but I don't believe we will be doing builder upgrades. Have you run into any warranty issues with your new Lennar home?

You should be able to do much better than Eagle when you start to shop around. Lennar does such a beautiful job with standard upgrades that are included, there really isn't much need to upgrade. Our house is in phase one of a three phase project and was just completed in October 2019. We have had a couple of minor warranty issues and even with Covid-19 restrictions the items were handled very fast. Same with our neighbors, we are all very happy with everything except the company that is contracted to do landscaping for the HOA. AT $350 per month for dues, we would expect much better service for our common areas but I'm sure it will get worked out. Congrats again and keep us posted on where you do your loan and the rate! (Check out Navy Federal when looking around)!!

Congrats on the home! My wife and I are also getting ready to close on a new home in a Lennar neighborhood. We are using Eagle for our mortgage and actually received pretty competitive rates. I just locked yesterday at 3.375% with 1 point. One thing that pushed eagle over the top is they are contributing $16K towards closing costs.

After I received my new rate quote from them yesterday, I called a friend who is a VP with a large mortgage company and ran the info by him. He said that the rate & PMI were spot on with the market, however the amount they are charging to buy the rate down was about $1K higher than why he could do. Overall we have been very pleased with our experience working with Eagle. If you have any other questions, just let me know!

It's make feel more assured knowing that you and your wife love your new Lennar home. Our annual tax is approx. $7800 year (property tax + mello roos), but luckily our HOA is only $105 a month. In addition to EHM, I have also submitted pre-approvals with a couple of online lenders. With a 715 middle Fico score, everything is coming back at 3.625% for a 30-year conventional/10% down. I just hope in three months my middle score can improve to 720 and my interest rate will be 3.5% or lower.
